Radon

Did you know Radon is a naturally occurring radioactive gas that can cause lung cancer? According to EPA estimates, Radon is the number one cause of lung cancer among non-smokers. Overall, Radon is the second leading cause of lung cancer. Radon is estimated to be responsible for about 21,000 lung cancer deaths yearly. You can't see, taste, or smell radon gas. Testing is the only way to know your home's risk level.

At DBC Home Inspections, we have you covered. We exclusively use SunRADON monitors for our radon testing. These devices are calibrated annually to provide the most accurate radon readings possible. If the home you purchase has never been tested or not tested recently, performing a radon-in-air test is highly recommended. During the process of buying a home, time can be tight. We suggest arranging the radon test at the time of scheduling your inspection. If time allows, we will set up the equipment ahead to be ready for reading at the inspection. Typically, the test is for a 48-hour sample period. Before the test commences, the test house must be closed for 12 hours. Our equipment is set at the lowest possible living level. With a modern home, this may mean an unfinished basement. With a home that is 200 years old, it may mean the ground floor dining room. Your radon-in-air test results will include:

  • Readings from every hour of the test.

  • A graph of those readings.

  • Indications of any tampering with the testing equipment.

  • An average level for the sample period.

Our testing equipment is more secure and accurate than many of the alternative testing methods. Testing for Radon is the only way to know if your home is safe. Remediation is often easy, effective, and relatively low cost. We recommend testing for radon-in-air unless recent test results can be provided for the home you're purchasing. 

Water Tests

Testing the water for anyone purchasing a home with a private well system is highly recommended. Well water always has the possibility of having contaminants. No matter which type of well your home has, the risk is present. The good news is that technology has reached the point where liquid from a septic system can be turned into potable water- so no matter what, well water can be made drinkable. Water treatment can be expensive, so testing to confirm the quality of your water is highly recommended when purchasing your home.

I always carry sample kits, which we can deliver to a certified lab for analysis. Our standard test includes Radon-in-water, Arsenic, Sodium, Fluoride, Chloride, PH Balance, Nitrate-N, Iron, Manganese, Coliform Bacteria, E-Coli, Copper, Lead, and water Hardness with Uranium upon request. Results typically are delivered within three days of sampling. We may collect the samples before the scheduled home inspection to keep things moving.
